Over a year ago, a friend of our past clients reached out for help finding a home closer to work and the gym. After touring homes across multiple cities, exploring different townhome layouts, and making several offers, we finally opened escrow on the perfect fit.
 
Of course, the journey wasn’t without challenges—
We hit a major financing roadblock when SB 326 flagged the entire community as non-warrantable, even though the balcony at our unit was in great shape. This made it impossible to secure a conventional loan.
Then, on the final day of escrow, the buyer faced a delay in transferring the remainder of the down payment—not because of anything on his end, but due to online banks unexpectedly disabling wire transfer capabilities.
 
Despite the hurdles, with strong communication between agents, the lender, and the escrow team, we successfully closed!
 
Huge thanks to the very patient seller and our understanding and cooperative buyer who remained calm and solution-focused through every twist and turn.
